Maintenance of a Rental House

If you're a landlord, you know the importance of renting your property out to a good tenant. But after the tenant moves out, what should you do?

While there's no one-stop shopping for landlords who want to maintain their rental properties, these tips and tricks will help ensure that your house is always in tip-top shape!

First of all, why is a maintenance important? If nothing is done to the property, the house's appearance will quickly deteriorate and turn into a home for pests and rodents. The resulting damage can thus be rather difficult to repair. Well, we don't know how the house was used while there were tenants inside. So, always make sure to check the house after the tenants leave.

Here are some of the things that we find really important when cleaning up a rental property:

Clutter

What's the point of renting a house if you need to store furniture and other belongings in it? Clutter is one of the worst things that can happen to your home. It represents a waste of space and a threat to both your wallets as well as your health. So, be gutsy when clearing out unnecessary stuffs. You don't need that antique chair that you've used for six years for you to be sitting on it.

Moisture Levels

Check the moisture levels around your house. If the humidity is too high, you may need to get an air conditioner or de-humidifier. If there isn't enough moisture, you may need to install a humidifier. The reason why moisture is very important is that mold will grow if the humidity is too high.

Clean Sweep

During the springtime, it's important to clean your house thoroughly, especially the bathroom and kitchen. This is because you want to make sure there are no little items left around for the next tenants.

Check for Leaks

Leaks in your walls can cause a lot of damage to your property! So make sure to check leaks from all types of places such as around faucets, pipes and radiators. Also, make sure to check any damp areas such as around the basement and garage.

Block Off Holes

If you have a storage shed or barn in your property, it's very important that you block off all the holes in the walls of the shed/barn. Blocking off these holes will prevent lightning from striking your house and causing serious damage.

Landscaping

Landscaping is very important because it improves the curb appeal of your propert, making it more appealing to future tenants. During the spring, rake your whole property, get rid of dead leaves and weeds. Reseed the areas within your yard that were reseeded last year and plant flower bulbs and new perennials. As for all the trees on your property, you'll need to prune them and check their health.

Repairs

Make sure to contact a local contractor to look at any cracks or holes found in your home's exterior. It's essential to keep your house in one piece because an untimely repair of the exterior walls could lead to unwanted damage.

Considering these, we always take good care of our rental properties. No matter the situation, it will always get fixed and there will be nothing to worry about.

To conclude, as a landlord, it's good for you to keep track of your rental property. Set up an inspection schedule and adhere to it. Ensuring that your house is always in good condition will lead to a positive experience for the tenants and will help the house be rented out again in the future. If there are any updates on the house, be sure to keep the tenant informed. This will help in improving their experience and show that you're a responsible landlord.
